Joy Neu

Joy Neu is a California-licensed CPA (inactive), seasoned real estate investor, entrepreneur, and founder of Joy of Coliving. With more than 30 years of experience in finance and real estate investing, Joy combines financial expertise with hands-on experience building and operating profitable rental properties.

Licensed as a CPA (inactive) since 2001, Joy’s career includes serving as a Corporate Controller and CFO, giving her a strong foundation in financial analysis, tax strategy, business operations, and investment decision-making.

As a real estate investor, Joy has acquired, renovated, financed, and operated properties using a variety of strategies and creative financing structures. Her portfolio includes affordable community housing, sober living, student housing, and a PadSplit-style coliving property. She has firsthand experience taking properties from acquisition through renovation, lease-up, operations, and ongoing management.

Through Joy of Co-living, she shares the strategies, systems, and lessons she has gained as an investor and operator, helping people confidently analyze deals, create cash flow, and build long-term wealth through real estate while providing quality housing solutions for their communities.
